Many thanks for viewing our villa, Florida Delight (Watersongvillarental) which is our
vacation rental home on the beautiful Watersong Resort in Davenport on the outskirts of
Orlando, Florida. We are Nichola and Richard and we have been successfully renting out our
property for over nine years, since having the villa built off plan in 2014. With over 100 5*
reviews and many returning guests year on year we have built a good reputation in the
Orlando short term rental market. 
Customer Care is key to us to help all our guests have the vacation they have dreamed of. We
know how important it is when you are investing in a holiday to be able to trust the people
you are booking with. Likewise, for us as owners it is key that we can have full confidence in
the people who manage our villa locally and we have this confidence as a result of our
partnership with Homes of America who help to bring you a first-class holiday rental home.
They, together with their fantastic management team out in Orlando, who professionally
manage everything to do with the cleaning, maintenance and management of our villa, ensure

Front of the villa – we have no facing properties; we have a conservation view.
Driveway: Parking for up to 4 vehicles on the drive subject to car size. Drive size is length 36
foot x width 16 foot max. There is no on-street parking permitted on the resort. Dusk to dawn
LED lighting ensures your vehicles are illuminated at night and aids opening the villa door.
The Villa (Internal: 3,579 sq. ft)
Despite seeing photographs of the villa, before booking, guests are frequently surprised by
just how spacious the villa is when they first walk through the front door.
Living Areas
We have two light and spacious lounge/living areas for you to relax in. The first is the
comfortable reception room you walk into when you first enter the villa which tends to be
used as the meeting place where everyone gathers before heading out for the day, but it is also
perfect for escaping for a bit of quiet time with a book or watching a film. Leading off this

room is a useful area ideal as a bar where you will also find a range of board games and
books.
There is a downstairs W.C (toilet)
The second living area is the main family gather room with a large and comfortable seating
area for relaxing and watching the 65-inch Smart TV.
The Kitchen and Dining Area
With the luxury of space, ample work surfaces in granite, quality appliances and equipment,
the kitchen offers everything you need to make home cooking and entertainment a pleasure.
Your own state of the art kitchen for when you want to have a change and “eat in” which
many of our guests tell us they love to do especially so that they can relax and enjoy a meal
by the side of their own private pool.
 
The indoor dining table comfortably seats up to 12 people and is a real showpiece. It has
great views overlooking the pool area, but being indoors the air-conditioning ensures a cool,
comfortable temperature for when you want it, or for the occasions when you want a more
formal meal together. Overhead dimmable lights help create the dining ambience you want.
 
Bedrooms
The six- bedroom accommodation comprises two king suites, two queen suites, one twin-
bedded room and one bunk-bed room. The king and queen suites each have their own ensuite
bathrooms. The twin bedroom and bunk bedroom share a bathroom with access through their
own separate doors as a jack and jill bathroom.
The king and queen bedrooms have integral ceiling fans/lights.
All bedding is provided, and the beds are beautifully made up with clean, high quality and
stylish linen before you arrive. Towels are also provided throughout the villa.
Every bedroom has its own 32-inch TV with Netflix, Amazon Prime and Peacock apps and
OTA programmes are provided by Spectrum.
Each bathroom has a shower, vanity unit, toilet and its own hair dryer. The showers have all
been upgraded to have quality units with doors. The toilets in the master king suites are
separated by a door from the main bathroom.
There are also two bathtubs in the villa, found in the two master king bathrooms, a must for
families with children still too young for a shower.
A washing machine, separate tumble drier, iron and ironing board are discreetly housed in a
large cupboard located on the vast landing area upstairs. The spare towel cupboard is also
located on the landing.
Games Room
Downstairs there is a large games room complete with pool table, air hockey and table
football, a wall mounted 40-inch Samsung HD TV and Bluetooth sound bar. With two raised

bar stools and table there is a welcome spot for sitting and enjoying a drink while watching
all the fun. 
 
Rear of the villa: We have no rear facing properties.
The Pool and Pool Deck (Pool deck: 1200 sq. ft)
Trust us when we say our pool area has a wow factor. Having a conservation view
overlooking both trees and water it is both tranquil and relaxing and feels like your own oasis
after a busy day at the theme parks.  The pool deck is one of the largest on Watersong Resort,
if not the largest plus the lanai covering has excellent privacy screening (6 foot high to two of
the three sides) but still allows a lovely view of the conservation area. A lanai does not stop
the sunshine coming through in anyway, but it certainly stops any pesky insects from bugging
you!
The pool deck has been extended to make the most of the sunshine as well as offering more
space to spread out and enjoy the wide range of quality outside lounging and dining furniture.
Wonderful for sunbathing and dining al fresco during the daytime and perfect with the
twinkling solar lights around the fencing that come out at night to help make eating, dining
and swimming under the stars so special.  
The 30’ x 15’ pool (max depth 5’) with a spa (hot tub) has inbuilt flood lighting for the
evenings.
There is a pool safety fence in place for the protection of children.
Watersong is a conservation resort dotted with lakes and woodland which means that you can
get to see some wonderful bird and wildlife there during your vacation.
Our villa has an enviable position on the resort as it doesn’t have any properties directly
opposite it in the front and overlooks grass, whilst the rear of the villa faces out onto
woodland. This position helps make the home feel lovely and private.
Watersong is located just 12 miles drive to Walt Disney World and is perfectly placed for
exploring the wealth of attractions that Orlando has to offer such as Universal Studios,
SeaWorld, Legoland, golf courses and top-class shopping.
A must visit whilst you are staying on Watersong is the large Clubhouse with free access to
all guests on the resort. It has a fabulous zero-entry pool (meaning you can walk straight into
the water without the need to climb down any steps). The pool at the Clubhouse is heated
during the winter months and there is a spa which is heated all year. There is also a gym, an
outside children’s play area and a volleyball court. All of this is within a short and pleasant
10-minute walk from our villa. The Clubhouse has a desk which is manned 7 days a week.
The property is professionally and ably managed by Homes of America who can offer
assistance and information on all your holiday needs during office hours and have a 24
helpline for emergencies only.
This home is located in a community with a 24-hour manned gated entrance. 
Please note:

This property is self-service--meaning the guest will need to provide their own toiletries such
as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc.
Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in
each trash can and a soap in each bathroom for your use. Any further items beyond this will
need to purchase by guests as per their individual needs.
You are welcome to purchase a Starter Kit from our office with some of these supplies if you
wish.

* You may need to add a refundable security deposit of $259. $59 of this amount is a one-

from your stay. Please confirm at point of reservation
